One of Uptown Charlotte’s most recognizable older office towers is getting a completely different second life.
Spandrel Development Partners and 7G Group have announced plans to bring Marriott’s W Hotels brand to 400 South Tryon Street, the former Wachovia Center. According to Visit North Carolina’s lodging development report, the redevelopment will combine a 200-room luxury hotel with 399 apartments.
What Is Planned at 400 South Tryon?
W Charlotte is planned for floors one through nine with 173 guest rooms, 27 suites and a signature penthouse. Plans also include 12,000 square feet of meeting space, a ballroom, a ground-floor restaurant and a coffee bar.
The biggest attention-grabber may be the 18,000-square-foot rooftop food-and-beverage venue on the 34th floor. The developer says it is planned to become Charlotte’s highest rooftop bar, offering unobstructed views of the Uptown skyline.
The tower’s original exterior will also be replaced with a contemporary glass façade. An arched entrance is planned along Martin Luther King Jr. Boulevard, giving the building a noticeably different presence along South Tryon Street.
399 Apartments Add Another Residential Piece to Uptown
The floors not occupied by the hotel will include 399 studio, one-, two- and three-bedroom apartments.
Planned residential amenities include:
- An indoor swimming pool
- A wellness-focused spa and fitness center
- Resident lounges and outdoor amenity areas
- A theater room
- A golf simulator
The redevelopment also includes updates to the building’s existing 517-space parking garage.
For homebuyers, one important distinction is that these residences are planned as apartments, not new Uptown condos for sale. Still, adding hundreds of residents to a former office building continues the broader office-to-residential conversion trend in Uptown Charlotte.

400 South Tryon sits in the heart of Center City near Bank of America Stadium, Romare Bearden Park and the South Tryon business corridor.
