Sold a Single Family home in 2018 for approximately $275K in Prosperity Village, Charlotte, NC.

I live in California and had two North Carolina rental properties that I was looking to sell in two separate 1031 exchanges. Both homes had tenants at the time and their leases were not up for several months. Matt went forward and inspected the first home to get a valuation on it and give advice even though the home was not ready to sell. Most other North Carolina realtors would not even offer words of encouragement (let alone advice or information) without locking into a binding contract, but Matt went above and beyond to help me through the process even though nothing was guaranteed as far as when or if the home would go on the market with him or another realtor or even at all. Over the next couple of months we worked through the unknowns and he connected me with his repair contractor Tim who was a savior in that he made quick and quality repairs and prep to get the home show quality without breaking my budget on things that did not make a difference on the sale. Matt also connected me with a California Realtor to find a replacement property and this referral realtor also connected me with a 1031 Agency to make sure that process went smoothly and correctly. Upon searching for California replacement homes, I quickly discovered that I would have to sell both North Carolina homes to be able to afford a California home. Matts teammate Dana Jodice took charge of the second NC home and talked me through some challenging tenant concerns that I had and ultimately got me to where I could get into a mutually acceptable agreement with the tenants to not extend the lease that we had already discussed extending. Once tenants vacated, we quickly got Tim in to do the repairs on that house as well. In the end, Tim, Matt and Dana, and their teammates, were able to finish repairs and get both houses on the market within a couple weeks of each other, and got the sales closed within 2 days of each other. Thus allowing me to quickly move forward with the California replacement within 2 days of the start of my 45 day identification window. The entire team was fantastic and made what could have been an extremely stressful process into something that was very easy and pretty care free on my end.
