Charlotte’s townhome boom is moving further upmarket. Charlotte Business Journal reports that Veer Development has spent roughly three years assembling sites and securing approvals for projects stretching from SouthPark to Huntersville.
Four Townhome Projects Show Where Developers See Demand
Aria Townes in SouthPark
Aria Townes is planned for Sardis Road near the Providence Road and Fairview Road corridors. The 31-home community is expected to include three- and four-bedroom residences starting around $900,000.
Construction is expected to begin later in 2026, with the first homes following approximately six months later.
Terraces at Waverly in South Charlotte
Veer’s largest project is the 79-townhome Terraces at Waverly near Rea Farms and Waverly. Taylor Morrison, which is marketing the community, lists homes from the $600,000s with an anticipated mid-2027 opening.
The location puts residents near Providence Road, Interstate 485, Whole Foods, restaurants, fitness options and two major South Charlotte mixed-use centers.
Foxcroft Homes and Northline Row
Veer Development also lists Foxcroft Homes near SouthPark in due diligence and Northline Row in the Lake Norman area in site planning and design.

Why SouthPark, South Charlotte and Huntersville?
The common thread among these projects is location. SouthPark offers limited infill land near one of Charlotte’s major retail and employment districts. Waverly and Rea Farms combine residential development with nearby shopping, dining and everyday services.
In Huntersville, developers are positioning projects around continued Lake Norman growth and potential transportation investments, including the planned Red Line commuter rail corridor connecting northern Mecklenburg County with Charlotte.
Charlotte Area Transit System is advancing the Red Line through its next design phase. Station locations, service plans and transit-oriented development opportunities remain among the details being evaluated.
Townhomes also allow developers to place more residences on expensive land without moving to apartment-scale density. For buyers, they can provide newer construction, garage parking and larger floor plans while reducing some of the exterior maintenance associated with a detached home.
What Charlotte Townhome Buyers Should Compare
New construction does not automatically provide better value. Buyers comparing these communities should examine:
- Homeowners association fees and maintenance responsibilities
- Builder incentives, warranties and preferred-lender requirements
- Parking, guest parking and garage dimensions
- Stairs, bedroom placement and available elevator options
- Planned construction phases and nearby future development
- Comparable resale townhomes in the surrounding area
At higher price points, the long-term appeal of the location, floor plan and community structure may matter as much as the initial finishes and design selections.
