Active inventory also increased from 999 to 1,091 homes. Months of supply remained relatively steady at 3.3 months, compared with 3.4 months one year earlier.

Union County Home Prices Require More Context

The median sales price declined from $517,000 to $499,900, a 3.3% year-over-year decrease. However, the average sales price increased from $639,407 to $645,654, representing a 1% gain for June.

Looking at the first six months of the year:

  • The median sales price decreased 1%, from $480,000 to $475,000.
  • The average sales price decreased 2.9%, from $622,277 to $604,127.

Monthly prices can change based on the types of properties that close. If more moderately priced homes sell during a particular month or fewer luxury properties close, the median can decline without proving that every Union County home has lost value.

Property-specific factors such as location, condition, improvements, lot size and recent comparable sales remain more useful than a countywide median when estimating an individual home’s value.

Pending sales increased from 314 to 355, a 13.1% gain from June 2025. Closed sales rose from 390 to 443 transactions, representing a 13.6% year-over-year increase.

Through the first half of 2026, pending sales were up 11.5%, while closed sales increased 10.3%. These figures indicate that buyers remain active despite affordability concerns and elevated mortgage rates.

Waxhaw, Weddington, Wesley Chapel, Marvin, Indian Trail, Monroe, Stallings, Mint Hill and Wingate provide different combinations of commute, housing type, lot size and access to local amenities. Average days on market remained steady at 41 days in June. Cumulative days on market increased from 41 to 47 days, while the average list-to-close timeline moved from 85 to 87 days.

Year-to-date transactions averaged approximately 100 days from listing to closing. This longer timeline gives buyers more opportunity to compare properties, evaluate financing and complete due diligence.

Well-positioned homes can still attract significant interest. Sellers received an average of 96.9% of their original list price in June, compared with 97.5% one year earlier. Year to date, sellers received 96.4%, down from 97.3% during the same period in 2025.

Homes that enter the market at a price supported by current comparable sales generally compete more effectively. Overpriced listings may require reductions before attracting serious offers.
