Lake Norman Sales Prices Rose Sharply in June
The Lake Norman median sales price increased from $605,000 in June 2025 to $737,500 in June 2026, representing a 21.9% year-over-year increase.
The average sales price followed a similar pattern, rising from $928,251 to $1,128,266, an increase of 21.5%. Through the first half of 2026, both median and average sales prices were up 8.6% from the same period in 2025.

Lake Norman Inventory Remained Stable
There were 277 new listings in June, compared with 279 during the same month in 2025. Active inventory declined slightly from 804 to 783 homes, while months of supply remained unchanged at 4.8 months.
Stable inventory means buyers have options, but competition has not disappeared for well-positioned waterfront, lake-access and updated properties.
For sellers, the market is not experiencing a significant oversupply. However, every home still competes on price, condition, presentation and location. Professional marketing and an accurate launch price remain important.

Pending sales declined 6.4%, falling from 204 to 191 contracts. Through the first half of 2026, pending sales were down 3.2% year over year.
Closed sales moved in the opposite direction, increasing 7.7% from 169 to 182 transactions during June. Because closed sales reflect contracts negotiated during earlier weeks, the decline in pending activity may provide a more current indication of buyer momentum.

This figure does not account for seller concessions, closing costs or other transaction expenses. It does show that pricing remains important because informed buyers are comparing active listings with recent sales before submitting offers.
