Charlotte development is becoming more distributed. Some of the city’s most closely watched projects are creating new mixed-use districts or adding housing and amenities to areas that were primarily industrial or underdeveloped only a few years ago.
These five Charlotte areas illustrate where major public and private investment is occurring. Some projects are open or under construction, while others remain subject to rezoning, financing and future development decisions.
1. Camp North End and Charlotte’s North End
Camp North End is moving further into its residential phase. Standard Communities recently broke ground on Joyfield Rise at Woodward, a 141-unit income-restricted apartment community planned near North Graham Street.
The apartments will serve qualifying renters earning between 30% and 80% of area median income, with completion currently targeted for 2028. The development adds another residential component to Camp North End’s existing mix of offices, restaurants, retail, art and event spaces.

2. Lower South End
Lower South End, commonly called LoSo, continues to attract development interest along South Boulevard and Yancey Road. Pappas Properties has filed a rezoning petition covering approximately 14.9 acres at 4405 Yancey Road.
The request would change the property from manufacturing and logistics zoning to a transit-oriented designation that permits higher-density residential and commercial uses. Because the request is still under review and does not include a binding site plan, the final mix of apartments, townhomes, retail or restaurants has not been determined.
The proposal is worth following because of the site’s proximity to the Scaleybark and Woodlawn light rail stations. Buyers comparing LoSo with Sedgefield, Colonial Village and South End should distinguish between existing amenities and development that still requires approval.
3. Eastland Yards and East Charlotte
The former Eastland Mall property is now visibly becoming a mixed-use neighborhood. According to the City of Charlotte, construction is underway on the $67.1 million Eastland Sports Campus.
The nearly 30-acre campus is expected to include six multipurpose athletic fields, a 100,000-square-foot indoor facility, walking and biking paths, green space and supporting amenities. Its opening is currently projected for late 2028.
The sports campus joins apartments, retail, senior affordable housing and new for-sale homes already taking shape across the 80-acre Eastland Yards property. That investment may also influence how buyers evaluate Windsor Park, Sheffield Park and properties along the Central Avenue and Albemarle Road corridors.

4. The River District and West Charlotte
The River District has progressed from a long-term master plan into an active residential community. Crescent Communities celebrated the 2026 opening of NOVEL River District, a 318-apartment community in the Westrow town center.
Single-family homes and townhomes are also under construction within the larger 1,400-acre development near Dixie River Road. Future phases are expected to introduce additional housing, retail, trails and community amenities over an extended development timeline.
The City of Charlotte also lists the $23.3 million Firehouse 44 project in its construction phase. The permanent facility is intended to support emergency response as the River District grows.
5. The Iron District and West Morehead
The Iron District is planned for approximately 55 acres at the former Charlotte Pipe and Foundry property between Uptown and South End. Trammell Crow Company is leading the first phase, covering roughly 12 acres along West Morehead Street.
Current plans for the first phase call for more than 500 residences, over 100,000 square feet of retail, an office building and a hotel. The overall vision includes several phases and new pedestrian, cycling and public spaces.
Because much of the Iron District remains planned rather than completed, its development timeline and final building program should be monitored. Even so, the property’s scale and location could substantially change the West Morehead corridor and its connections with Uptown, Wesley Heights and South End.
What Charlotte Buyers Should Watch
Major development announcements do not automatically translate into higher property values. Buyers should evaluate:
- Whether a project is proposed, approved, under construction or completed
- The property’s exact distance from new development
- Construction traffic, noise and changing road access
- Current and future housing inventory
- Transit, greenway and pedestrian connections
- Recent comparable sales for the specific property type
- Taxes, insurance, HOA costs and maintenance needs
