Optimist Park’s transformation is continuing with one of the neighborhood’s largest new residential investments.
Charlotte-based Space Craft plans to break ground this fall on Mira, an eight-story mixed-use project at 2323 N. Davidson Street. According to the Charlotte Business Journal, the development is expected to cost approximately $122 million and deliver in fall 2028.
What Is Planned for Mira in Optimist Park?
Mira will bring 371 apartments to a 2.3-acre former industrial property. Plans include 189 studios, 111 one-bedroom apartments, 48 two-bedroom units and 23 three-bedroom units.
The project will also include 9,765 square feet of ground-floor retail across seven storefronts, more than 8,000 square feet of amenities and 146 parking spaces. Planned amenities include a rooftop terrace, coworking lounge, library, fitness and yoga spaces, landscaped courtyard and Space Craft’s first on-site pool.
The building is being designed around its location on the Cross Charlotte Trail, with retail, walkways and common areas intended to connect directly with the surrounding neighborhood.
Why the Location Matters
Mira sits on North Davidson Street beside Urban District Market and close to the Parkwood LYNX Blue Line station. That places future residents between Uptown Charlotte and NoDa with access to light rail, trails, restaurants and other neighborhood businesses.
That connectivity is not accidental. The City of Charlotte has invested in pedestrian, bicycle and transit infrastructure throughout this corridor. The city’s Parkwood Avenue Streetscape improvements were designed in part to improve access between Optimist Park, surrounding neighborhoods and the Blue Line.
Optimist Park Is Becoming More Walkable and More Residential
Mira is not an isolated project. Space Craft has already developed several properties around Optimist Park and NoDa, including Joinery and the recently opened 389-unit Oxbow. Its 287-unit Cordo development is also under construction nearby and scheduled for delivery in 2027.
Combined with destinations such as Optimist Hall, the Cross Charlotte Trail and nearby Blue Line stations, these projects are steadily replacing former industrial properties with housing, retail and pedestrian-oriented spaces.
For buyers considering Optimist Park, NoDa, Villa Heights and other neighborhoods north of Uptown, that means the surrounding environment may look considerably different over the next several years. More apartments can support additional restaurants and retail, while infrastructure improvements can make walking, biking and transit more practical.
What Does This Mean for Optimist Park Real Estate?
Large investments such as Mira are worth watching, but they do not automatically translate into higher home values. Real estate performance still depends on the individual property, street, housing type, condition and broader Charlotte market.
